> Exactly how CompareFurnished quotes providers, computes all-in prices, and ranks results.

As of October 07, 2026. Prices are real quotes captured from each provider's own site for identical dates, all-in (rent, utilities where billed, service and cleaning fees, damage waivers, taxes).

## Quick answers

### Where do CompareFurnished's prices come from?
Every price is a real quote captured from the provider’s own public site or booking engine, for the same search: a 3-month stay starting September 1, 2026. Quotes are re-captured on a rolling refresh; each result card shows the timestamp its own quote was captured at.

**Sampling:** each refresh quotes up to the 50 cheapest available listings per provider per market at each stay length, found by walking each provider’s own price filters. Market medians therefore describe the affordable end of each provider’s bookable inventory, not their entire portfolio.

We never estimate, interpolate, or fill gaps. When a provider can’t be quoted in a market (their site is down, they block automated quoting, or they have no inventory), the results page says exactly that and links you to them anyway.

### What does the all-in number include?
The headline number on every card is **all-in monthly cost**: what the stay actually costs per month once every mandatory charge is counted.

- **Monthly-priced providers:** base monthly rate × 3, plus one-time fees (cleaning, setup), plus recurring fees × 3.
- **Nightly-priced providers:** nightly rate × 91 nights, plus all mandatory fees, then divided by 3. A nightly price can look small; the conversion is the point.
- **Where a provider’s own checkout shows a stay total,** we use their total verbatim.
- **Utilities:** marked “included” or “billed separately” per what the provider discloses. If they don’t say, we don’t guess.

Every card has a “What’s included in this number?” breakdown showing the exact line items behind its total.

### Which listings count as being in a city?
A city page covers every listing within **30 straight-line miles of the city center** (centers geocoded from OpenStreetMap), so suburban units count: a stay in Kyle or Lockhart belongs on the Austin page. Listings farther out are excluded and counted in the provider status chips, never silently dropped. Listings a provider ships without coordinates are kept in the list but stay off the map.

### Why only managed inventory, and what is excluded?
Where a provider’s site mixes its own managed units with a marketplace of third-party operators (Blueground’s partner network, for example), we collect only the units the provider itself manages, using the provider’s own listing-source flag. Marketplace listings from one-off operators are exactly what this site exists to filter out.

### What is compared here, and what is not?
CompareFurnished covers professional furnished-apartment operators: companies that control their own inventory, so furnishing, support, and booking work the same way across every unit. Marketplaces of individually-owned listings (Furnished Finder, Airbnb) are deliberately out of scope: a stay there depends on the individual owner, which is exactly the uncertainty this comparison exists to remove. If a stated-price source is ever added, its listings will carry a visible “Stated price” badge and a higher Hassle score.

### Which stay lengths are priced?
The length-of-stay slider covers 23 separately quoted stay lengths from September 1: every night from 2 to 14 nights, every week from 3 to 8 weeks, and every month from 3 to 6 months. Every stop is its own full set of real quotes captured from each provider for those exact dates; we never stretch or shrink one stay length’s price to guess another, because providers price them genuinely differently. Where a provider will not quote a stay length at all (for example, a 30-night-minimum operator asked for a weekend), the page says exactly that instead of showing a made-up number.

### How are provider terms (deposits, cancellation, minimum stays) verified?
Deposits, minimum stays, cancellation and inclusion policies are collected from each provider’s published policy pages, with a source link per claim, and re-verified monthly. Fields a provider doesn’t publish are shown as “Not published”, never inferred. Listing-level terms always beat provider-level defaults; confirm before booking.

### How are results ranked?
The default sort is **Suggested**, computed from three captured facts and published here in full: the listing’s all-in price rank within the current results (45% weight, cheaper is better), its review score normalized to 0-1 (25% weight, exactly the score shown on its card: the property’s own guest rating where the partner publishes one, otherwise the provider’s company-wide Trustpilot score; listings with neither get a neutral 0.5), and its distance rank (30% weight). Distance is measured to the spot you set on the map; until you set one, it is measured to the city center, so a city page ranks in-town apartments ahead of equally priced outer suburbs. (If a market ever lacks center coordinates, the sort falls back to 60% price / 40% reviews.) Every rating chip’s tooltip states which kind of score it is; the industry page uses Trustpilot only, since it compares companies rather than apartments. No provider gets a boost or penalty, including Landing; identical formula for every listing. Switch to “Price: low to high” at any time for the pure price ranking. The lowest all-in price in view always gets the “Lowest all-in” badge.

### How do I report a wrong price?

### Who operates CompareFurnished?
CompareFurnished is operated by Landing, one of the providers compared here. That is exactly why this page exists. Rankings are computed by price and published terms with no sponsored positions and no weighting, and every result links out, including when a competitor beats Landing. If the math ever favored the operator, the site would be worthless, so the math is public.
